If you can see scratches that catch your fingernail when you run it across them, or if there are areas where the wood itself is exposed through the finish, you likely need full sanding. Fading, dullness, or minor surface scratches that don’t penetrate the finish can often be addressed with screen and recoat services.
Water damage, deep gouges, or uneven areas where boards have shifted definitely require sanding to level and restore the surface properly. The age of your floors also matters—if it’s been more than 10 years since the last refinishing, sanding is usually the better choice.
